The park rarely seems busy, even in the height of summer. As a holiday park, with no holiday lets or campers and with no subletting, the number of people who make the trip down the lane to the park is effectively limited to holiday home owners and their family and friends. It is a place to relax and unwind.
We believe this makes Webland Farm ideal for both the short-term ‘get away from it all for the weekend’ type break, and for the longer holiday when you can really chill out and settle in to both enjoying the Farm, and making trips around the local area.
Webland has a total of 28 beautiful timber clad lodges with a choice of different designs and a range of options on interior colour decorations and furnishings. All lodges come complete with double glazing, central heating, and fixtures and fittings.
All our lodges also come with a spacious decking area for you to relax outside and enjoy the view.
The internal finish of our luxury lodges always surprises first time viewers. Everything is finished to a very high standard. The lodges include 2 bedrooms (one bedroom having an en-suite shower), bathroom, kitchen, lounge and dining areas. Free wi-fi internet broadband is also available.
All our lodges are built to a high specification that has been agreed with Prestige Park & Leisure Homes, a leading UK lodge manufacturer.
The the open plan lounge and dining area is the spacious and relaxing centre of your holiday lodge. The large windows, the french doors and the vaulted ceiling all add to the sense of space whilst retaining a feeling of warmth and welcome.
Integrated with the lounge/dining area is a modern kitchen designed to provide you with plenty of surface areas and cupboard space, in addition to supporting a full complement of kitchen appliances.
The king-size master bedroom is elegant and inviting, and has substantial wardrobe space and an en-suite with a large walk in shower.
The second bedroom is laid out with twin beds, but it can become another double. The bathroom is designed with modern attractive fixtures and fittings.
The lodges also come with a superior external finish.
The plots we provide, including external decking, add to the feeling of space and privacy for each lodge owner, as does our planting and grounds maintenance programme.
We agree a decking plan with each new owner before installation, and we look to get the best design for each plot. The extra decking we can provide has been popular with our owners, who see it as an important added benefit in the Webland Farm package. We believe we provide a larger and better quality build, as well as being individually designed.
When you select your plot and the type of lodge you want to have, you are then able to select the internal fixtures and fittings from a range of available options. This includes beds, dining furniture, bathroom tiling and fittings, kitchen surfaces and cupboards, carpets and wall colours.

With the lodge development area being a total of 5.8 acres, and being limited to just 28 lodges in total, each lodge plot has a different aspect of the park. There is generous space between lodges and our ongoing planting programme has added a large number of shrubs, bushes and flowers to the park in recent years which has increased the charm and privacy of the lodge plots, whilst retaining the views out from the park.
At Webland Farm there is no restriction on when you can use your holiday lodge and our facilities are open all year. The only condition is that Webland Farm is not your primary residence. All our lodges and caravans are designated as second home/holiday home use.

We may also have used lodges available which can offer you a value for money holiday lodge opportunity. We make sure that any used lodges are in excellent condition before we advertise them. Webland Farm is different to many of the Parks in the area in that, as well as having arguably some of the most picturesque views, we have made a conscious decision not to over develop the park, so that our owners can enjoy the peace and tranquility of their 'escape to the country'.
We are a family owned and managed park and have owned the park since 1990.
As we have developed Webland Farm in recent years, we have always focused on retaining what our owners like about the Farm. Nothing gives us more satisfaction than to see our lodge and caravan owners enjoying the experience of the park in the same way that we do, and to hear them say that they love the peace and quiet, and that they see Webland Farm as their 'bolt-hole' where they can come to relax and unwind.
It has been a conscious decision not to add amenities such as bars or a swimming pool to Webland as we believe this would change the nature of the park, and would not be consistent with why owners choose to come.
Our policy of no sub-letting is also for the benefit of our owners. On a small park like ours, focused on providing a peaceful environment, we feel that by not allowing commercial buy to let owners we avoid the problems that come from 'lodge landlords' who buy multiple lodges with the sole aim of using them for holiday lets. This can be disruptive and not in the best interest of our owners. Owners can of course allow their lodge to be used by their family and friends on a non-commercial basis.
Webland Farm has a dog friendly policy but we ask that dogs must be well behaved and under control at all times in order to respect the space and needs of other owners. We have a separate field for dogs to run in, but they must be controlled on the Park.
In fact, it is important, as potential lodge owners, that you understand what the park does not have, as much as knowing what it does have, so that you can make the right decision on whether Webland Farm is the right place for you.
We want to meet the needs of our owners who are looking for total relaxation, and want to enjoy the countryside from their ‘second home’.
Webland Farm is a great base for exploring South Devon and Dartmoor, being just a few minutes from Dartmoor, only 15 miles from the coast, and 6 miles from the historic market town of Totnes.
The South Hams coastline is designated as an Area of Outstanding Natural Beauty. The beaches are well known for their high standards and they are regular winners of clean water awards. There are over 70 miles of attractive coastline, including the delightful towns of Salcombe and Dartmouth, beautiful sandy beaches and great places for bathing and water sports. The coastline benefits from the mild climate. The coastal paths are superb for walkers with miles of clearly marked pathways and stunning views.
Salcombe is known for having the mildest weather in England. The town is built on the estuary, which is usually full of all types of sailing boats. There are plenty of beaches on both sides of the estuary and landscaped gardens make the whole area very attractive. Salcombe is an active town and holds many events including the Salcombe Festival, Regatta Week and the Dragon boat race.
Further down the coast, Bigbury is a personal favorite of many of the owners at Webland Farm. It is just a short drive to the coast at Bigbury which, in addition to being well known for surfing and canoeing, has a mainly sandy beach that is perfect for the family, some outstanding coastal walks, and has an island that you can walk to, well at least at low tide. The island in question, Burgh Island, has featured in a number of films. At high tide there is a sea tractor that can take you across.
There is a splendid array of charming market towns to explore in South Devon, and Webland Farm is well placed for you to visit them. Nearby towns such as Ashburton, Kingsbridge and Totnes provide a mixture of history, culture, markets and antique shops to explore.There are many pubs and restaurants to choose from, and events that go on throughout the year.
Totnes is a fascinating town, steeped in history and with a reputation for being bohemian and attracting alternative lifestyles. There are many examples of properties in Totnes dating back to Norman, Medieval and Elizabethan times. The town is gathered around Totnes castle, a Norman castle that gives you superb views over the rooftops. There is a unique atmosphere to Totnes and it is a lovely place to spend time in. Market days during the summer include special Elizabethan days when market traders are in full Elizabethan costumes.
No trip to Devon is complete without a traditional Devon cream tea, either in the comfort of your own lodge or in one of the many tea houses that can be found locally. For those interested in golf or fishing, there are many places nearby to meet your needs.
Dartmoor is an exceptionally beautiful place to visit, the beauty of its landscape changing with the seasons. It offers great walks for both the casual and experienced walker. Views of woodland valleys, rushing rivers, and striking reservoirs abound. It also has a wealth of historical remains, its own nature reserves and cattle, sheep and ponies roam free across the land.
Dartmoor was also used extensively in the 2012 Stephen Spielberg film Warhorse because of its spectacular scenery and lighting, and you can visit the places used in the film by following on of the guides available (see reference below).

It is a friendly non-intrusive environment. There are occasional site activities including the annual barbecue, but by and large the priority is to make sure that you have everything you need and that you can relax and enjoy your holiday lodge when you come down to the Farm.

Webland has a fair price policy when it comes to annual pitch fees, and initial purchase contracts are laid out clearly for you to ensure you fully understand the agreement. All our agreements have been prepared with the guidelines of the British Holiday & Home Parks Association (BH&HPA) of which we are a full member.
